Zuidwijk is situated in the Wanica district, near Leiding 10A. On Google Maps, it is better known as the Anton Budelstraat. The project is approximately a 25-minute drive from the city center of Paramaribo.
How large is the project?
The project covers an area of about 4 hectares and includes 39 building plots available for sale.
Does Zuidwijk have an official street name?
Yes, the official street name is Felix Louis Bronstraat.
When did sales begin?
Sales have already started. Check availability on our website.
Why should I purchase a building plot in Zuidwijk?
Zuidwijk offers modern amenities, a safe living environment, and opportunities for both residential use and real estate investments with attractive returns.
How safe is Zuidwijk?
The project is designed as a secure residential area with access restricted to residents and tenants. It includes 24/7 camera surveillance and physical security.
Development
Is there a permit for this project?
Yes, we have a declaration of intent and a partial permit for 23 building plots. Permits for the remaining plots will be granted during the development of phase 1.
When does development begin?
Development has already started. Phase 1 of the Felix Louis Bronstraat is expected to be completed by March 2025, ensuring access for destination traffic.
When will utilities be installed?
Preparations for utilities will start in mid-2025. We aim to have electricity, water, and data connections fully operational by January 2026.
How long will the complete development of Zuidwijk take?
The subdivision work is planned for a maximum period of three years, with the aim of completing all work by January 2028.
Are you investing in Zuidwijk yourselves?
Yes, in addition to selling building plots, we are constructing apartments, retail spaces, and office units for rent.
What facilities will Zuidwijk offer?
General facilities include a meeting room, community center, playground, swimming pool, gym, and sports field.
Building Plots
What is a building plot?
A building plot is a parcel of land designated for the construction of a private residence.
What legal title will my building plot have?
The building plots have the title “land lease” and are converted by us to the title “ownership” through land conversion. The costs are charged to the buyer upon purchase.
Am I the full owner of my building plot?
Yes, after the legal transfer to your foundation or in your name, you are the full legal owner.
Can I resell my building plot?
Yes, you can resell your building plot. However, you must first offer it to Sur Estate due to our right of first refusal.
Are the prices competitive?
Our prices are based on the ownership title, quality, and location of the project. Currently, there is an introductory price of €100 per m² for the first 10 building plots.
Construction
Is there a building obligation?
No, there is no building obligation. However, we encourage owners to start construction within three years.
When can I start building?
The construction work can officially start after the hardening of the base layer of the private road. During the subdivision period, permission from the project developer is required for this. The hardening is expected to be completed between March and July 2025. See the building regulations for more information.
Are there building rules?
Yes, all designs must comply with established building rules and design requirements. These are available upon request.
Do I need to elevate my plot?
The plots will be delivered ready for construction. Depending on your building design, elevation may be necessary for a solid foundation, in consultation with your contractor.
Is backup power available?
Yes, backup power is available for general facilities. For your residence, you will need to install your own power supply.
Financing
Can foreigners obtain internal financing?
Yes, our financing options are available to both local and international buyers.
What are the financing terms?
You pay 15% of the plot price as a down payment and can finance the rest internally at a fixed interest rate of 10% per year, with a maximum term of 120 months.
Can I repay early?
Yes, early repayment is allowed. There is no penalty, but interest for the full term remains applicable.
Can I build during the repayment period?
Yes, construction is allowed during the repayment period. However, you must continue to meet your payment obligations.
When will my building plot be transferred?
The plot will be transferred after full payment. This is done via an administrative change at the notary, where you will be registered as the sole board member.
Homeowners Association (HOA)
Is there an HOA?
Yes, upon purchase, you automatically become a member of the Zuidwijk HOA Management Foundation.
What does the HOA do?
The HOA manages and maintains common areas and facilities. It also monitors peace, quality, and spatial planning within the project.
Is documentation about the HOA available?
Yes, all rules, rights, and obligations are outlined in the HOA manual.
Are there associated costs?
Yes, the annual HOA fee is determined by the board. Upon purchase, you pay the first two years in advance.
